Objective assessment
The property, available evidence, intended use and agreed scope are considered on their own merits.
BWK Group professional methodology
BWK Group applies a consistent professional framework across tax depreciation schedules, insurance valuations, replacement cost reports and construction funding or progress reporting.
The methodology is adapted to the property, the purpose of the report and the agreed scope. This provides a clear basis for the assessment while recognising that different reports answer different questions.
Core principles
The property, available evidence, intended use and agreed scope are considered on their own merits.
Established quantity surveying principles are applied in a manner appropriate to the report and decision it supports.
Relevant contemporary cost information supports assessments of construction, replacement and remaining work.
Experience is applied to the evidence, assumptions and property-specific circumstances behind the report.
Applied by report type
The same professional principles apply throughout BWK Group, while the assessment focus changes with the purpose of the service engagement.
Property tax reporting
The assessment considers the property's construction and improvement history, available records and relevant depreciable assets. Capital works and plant and equipment are addressed where applicable within the Australian tax depreciation framework.
View tax depreciationProperty risk reporting
The assessment considers the building, construction, services, access and other property characteristics relevant to replacement or reinstatement cost. Appropriate cost allowances are applied in the context of the agreed insurance or replacement cost purpose.
View insurance and replacement costConstruction reporting
The assessment is aligned to the relevant project stage and reporting purpose. Drawings, specifications, budgets, claims, site observations and available project records are considered as appropriate to the agreed financier or progress-reporting scope.
View construction reportsInspection and evidence
An onsite inspection is used where direct observation, measurement or verification is appropriate to the report scope and is likely to materially improve the assessment.
For services where a remote pathway is offered, it is used only where the Quantity Surveyor determines that sufficient reliable information is available and direct observation is not required by the agreed scope.
Professional context
BWK Group's methodology has regard to the professional and regulatory context applicable to each service. Tax depreciation work is prepared within the relevant Australian tax and tax-practitioner framework; insurance, replacement cost and construction reports are prepared for their stated purpose and agreed scope.
Across all services, the assessment is based on the evidence reasonably available, relevant quantity surveying methods, current construction cost information and professional judgement.
Scope confirmed upfront
BWK Group reviews the report purpose, property details and available information before the service engagement is accepted. The proposal identifies the service, assessment method, agreed scope and fee.
The report is then prepared in accordance with that agreed basis, giving the client and relevant advisers a clear understanding of the service engagement from the outset.
